DART is actively pursuing opportunities to develop its real estate assets through long-term ground leases and innovative partnerships with developers, member cities, and other stakeholders. The 37 sites in the inventory below represent hundreds of acres of under-utilized DART-owned land near rail and bus stations. These sites hold the potential to become vibrant, welcoming places that strengthen the local economy and enhance mobility in the North Texas region. Together, we can leverage the strategic locations of these DART properties to foster walkable, transit-connected communities that improve accessibility and enhance quality of life.

Economic Impact of Development Near DART Stations

The 25-year edition of the periodic University of North Texas (UNT) study on the economic and fiscal impacts of DART light rail stations is now available! 

The latest study conducted by the UNT Economic Research Group reveals the significant economic benefits of development projects near DART light rail stations.

  • In the 25 years since UNT first began its studies, development within a quarter mile of DART’s light rail stations has resulted in a $18.1 billion direct impact to the North Texas region. 
  • In 2022-2024, the region saw a $1.0 billion direct impact and a $1.9 billion total economic impact.
  • Projects in 2022-2024 directly created 5,295 jobs, with total employment creation of 9,422 jobs, for a total of $724.2 million in labor income for workers in the region.
  • Transit-oriented developments enjoyed 10% and 12.6% rent premiums for residential and commercial properties, respectively.
