Overview

DART owns property across the North Texas region, including:

  • 93 miles of light rail corridor
  • 65 light rail stations
  • 12 transit centers, transfer centers, and park-and-rides
  • 26 miles of Silver Line commuter rail corridor
  • 34 miles of Trinity Railway Express (TRE) commuter rail corridor jointly owned with Trinity Metro
  • 193 miles of freight railroad corridor
  • 10 operations and maintenance facilities
  • Various other real estate holdings acquired for current or future public transportation purposes.


  • DART Real Estate

Manages the light rail right-of-way for DART’s Blue Line, Green Line, Orange Line, and Red Line, as well as light rail stations, transit centers, park-and-ride lots, bus facilities, and maintenance facilities.

  • DART Railroad Management

Manages the railroad right-of-way for DART’s Silver Line commuter rail service, Silver Line stations, freight rail corridors operated on by BNSF Railway Company, CPKC, Union Pacific Railroad, Fort Worth & Western Railroad, and Dallas, Garland & Northeastern Railroad, and all other railroad right-of-way owned by DART.  DART Railroad Management also manages the right-of-way for the Trinity Railway Express (TRE), a commuter rail service between Fort Worth and Dallas jointly owned by DART and Trinity Metro.  

Any use of DART property requires a license agreement and/or a right-of-entry agreement issued by DART Real Estate or DART Railroad Management.

Types of Uses of DART Property

Construction Projects on or adjacent to DART or TRE Property

Examples of common construction projects:

  1. Installation of communication lines, electrical lines, or pipelines
  2. Water, sewer, or drainage improvements
  3. Construction of roadways or trails
  4. Residential, office, or retail development adjacent to DART or TRE Property

Temporary Uses

Examples of common temporary uses:

  3. Environmental assessment or testing
  4. Geotechnical investigation
  5. Work on abutting property requiring access from DART property
  6. Repair or maintenance work
  7. Non-commercial photography or video

Register for a customer number

If you are uncertain about your DART customer number, please email DART Real Estate ([email protected]) or DART Railroad Management ([email protected]) to confirm your existing customer number or to register for a new one. Applications in DARTSpace online portal cannot be processed without a customer number.

Monitor email for DARTSpace notifications and communications from DART Real Estate and Railroad Management representatives.

A DART Real Estate or Railroad Management representative will notify you by email if additional information is necessary to complete your application. If DART determines your application is complete, you will be notified via DARTSpace that your application has been accepted.

Execute agreement with DART

Upon approval of your application and insurance coverage, your DART Real Estate or Railroad Management representative will provide DART’s standard license agreement, contractor’s right-of-entry agreement, or other appropriate agreement depending on your use of DART’s property. Sign and return the agreement to DART by email. DART will then sign the agreement and provide the executed version to you. Entry onto DART property is not permitted until the agreement has been signed by both you and DART.

Comply with all safety requirements

If your use of DART or TRE property will require people or equipment to go within 25 feet of railroad tracks, 15 feet of light rail tracks, or 10 feet of the light rail overhead catenary system, then certain safety requirements apply. Click here for more information about DART’s Safety Requirements.

Fees and Payments

Pay your Application Fee for use of DART or TRE property

A $500 nonrefundable application fee is required for any use of DART property. For construction projects requiring plan review, an additional $4,500 nonrefundable engineering review fee is also required before DART will advance your application for use of DART or TRE property.

Your application fee must be paid by check before your application will be reviewed by DART. Your application fee check must note the application number that was emailed to you by a DART representative upon the successful submission of your application.  

Please note that if your project requires multiple engineering reviews, site visits, or other activities engaging DART’s engineering consultants, you may incur charges in addition to the initial $4,500 engineering fee collected with your application.  No license or contractor’s right of entry agreement will be issued by DART until the full amount due for engineering reviews and related services has been paid. We encourage you to carefully review DART’s engineering requirement (available here: DART Engineering Requirements) to avoid additional costs and potential delay associated with multiple engineering reviews.

Pay your License Fee or Rent

License fees and rent must be paid in accordance with your agreement with any instructions on the DART invoices you receive. Delinquent payments may be subject to additional charges and interest.

License fees and rent may be paid via ACH.

Engineering Requirements

Engineering Checklists

DART’s Engineering Checklists are intended to help you to design your construction project in compliance with DART's Design Criteria Manual and the American Railway Engineering and Maintenance of Way (AREMA) Manual. Completed checklists must be included in all application submittals. DART may apply additional requirements other than those listed on the checklists. 



Plan Data Information Sheet and Design Criteria Manual

The information on the Plan Data Information Sheet must be included on all drawings associated with underground pipelines proposed for all DART and TRE Property.

Insurance Requirements

Insurance requirements may vary based on the location and nature of the construction activities.  Typically, DART requires the following coverage: 

check Commercial General Liability with Contractual Liability Endorsement

  1. Limits of $5,000,000 per occurrence, $5,000,000 general aggregate, and $5,000,000 products-completed operations aggregate.
  2. Endorsement naming DART and its directors, officers, representatives, contractors, agents, and employees as additional insureds without any qualifications or restrictions; using Endorsement CG 2010 or equivalent for ongoing operations, and Endorsement CG 2037 or equivalent for completed operations.
  3. Contractual liability endorsement to remove exclusions for operations within 50-feet of railroad, using Endorsement CG 2417 or equivalent, and to remove any exclusions for XCU hazards.
  4. Primary non-contributory endorsement, using Endorsement CG 2001 or equivalent.
  5. Waiver of subrogation endorsement, using Endorsement CG 2404 or equivalent.
  6. Endorsed to provide 30-days’ notice of cancellation or modification.

check Commercial Automobile Liability

  1. Combined single limit of at least $2,000,000.
  2. Coverage for owned, hired, and non-owned vehicles.
  3. Endorsement deleting all exclusions for work performed near a railroad, using Endorsement CA 2070 or equivalent.
  4. Endorsement naming DART and its directors, officers, representatives, contractors, agents, and employees as additional insureds without any qualifications or restrictions, using Endorsement CA 2048 or equivalent.
  5. Primary non-contributory endorsement, using Endorsement CA 0449 or equivalent.
  6. Waiver of subrogation endorsement, using Endorsement CA 0444 or equivalent).
  7. Endorsed to provide 30-days’ notice of cancellation or modification.

check Workers’ Compensation

  1. Providing statutory benefits under the Workers’ Compensation Act of the State of Texas and/or any other applicable state or federal law
  2. Employer’s liability insurance with limits of liability of not less than $1,000,000 each accident, $1,000,000 each employee for disease, and $1,000,000 policy limit for disease.
  3. Endorsed with a waiver of subrogation, using Endorsement WC 42 03 04 or equivalent, waiving the carrier’s right of recovery under subrogation or otherwise from DART.
  4. Endorsed to provide 30-days’ notice of cancellation or modification.

check Railroad Protective Liability

  1. For DART property: limits of $2,000,000 per occurrence and $6,000,000 aggregate.
  2. For TRE property: limits of $5,000,000 per occurrence and $10,000,000 aggregate.
  3. Endorsement naming DART and its directors, officers, representatives, contractors, agents, and employees as additional insureds without any qualifications or restrictions.

One or more of the following may be required to be named as additional insureds, depending on the property that will be used: Fort Worth Transportation Authority (d/b/a Trinity Metro), Dallas, Garland & Northeastern Railroad, Fort Worth & Western Railroad Company, CPKC, BNSF Railway Company, and Union Pacific Railroad Company, Herzog Transit Services, Inc. 

All insurance coverage must be in a form and content satisfactory to DART and be provided by insurance companies with a Best’s Rating of A-/VIII or better. 


Insurance requirements may vary based on the location and nature of the event or temporary use.  Typically, DART requires the following coverage: 

check Commercial General Liability with Contractual Liability Endorsement

  1. Limits of $2,000,000 per occurrence, $4,000,000 general aggregate, and $4,000,000 products-completed operations aggregate.
  2. Endorsement naming DART as additional insured, on primary and non-contributory basis, with waiver of subrogation in favor of DART

check Commercial Automobile Liability

  1. Combined single limit of at least $2,000,000.
  2. Endorsement naming DART as additional insured, on primary and non-contributory basis, with waiver of subrogation in favor of DART

check Workers’ Compensation

  1. Providing statutory benefits under the Workers’ Compensation Act of the State of Texas and/or any other applicable state or federal law
  2. Employer’s liability insurance with limits of liability of not less than $1,000,000 each accident, $1,000,000 each employee for disease, and $1,000,000 policy limit for disease.
  3. Endorsed with a waiver of subrogation.
  4. Endorsed to provide 30-days’ notice of cancellation or modification.

Safety Requirements

If people or equipment will be within 15 feet of light rail tracks or within a 10-foot radius of the light rail catenary system, the following safety requirements apply: Flagging, Light Rail Roadway Worker Protection (RWP) training, and Track Allocation Committee approval.

Flagging: Contractors using DART property are required to provide flaggers at their cost.

Light Rail RWP Training:  DART’s Safety & Compliance Department provides training on DART’s safety protocols and procedures related to work within or immediately adjacent to active light rail tracks. First-time Light Rail RWP certification requires an 8-hour in-person training and successful completion of an exam. Light Rail RWP certifications must be renewed annually. 

Contractors must contact DART’s Safety & Compliance Department at [email protected] to: (1) execute a Light Rail RWP Agreement at least 30 days before the training; (2) pay the $100 training fee for each individual participant; and (3) identify if participants are re-certifying or attending training for the first time and if training must be conducted in Spanish.

Track Allocation Committee: DART’s Operations Department holds Track Allocation Committee meetings every Wednesday at 2:00 PM at 3021 Oak Lane, Dallas, Texas 75226 (2nd floor break room). At the Track Allocation Committee meeting, contractors are required to make a brief presentation regarding the work that will be performed and answer any questions. If the work request is approved by the Track Allocation Committee, the work will be scheduled to begin the following work week or later.

Contractors must email a Track Allocation Request Form and any plans, maps, or other information at least 1 week in advance of the Track Allocation Committee meeting to [email protected].


If people or equipment will be within 25-feet of railroad tracks, the following safety requirements apply: Flagging and Railroad Roadway Worker Protection (RWP) training. 

Flagging: Contractors using DART property are required to provide flaggers at their cost.

Railroad RWP: Contact DART Railroad Management for Railroad RWP and other safety requirements. 

Property Sales

DART will accept bids for the following properties for sale by public bid pursuant to Texas Property Code Section 272 and FTA circular C5010.1E. 

 

All properties will be sold AS IS, WHERE IS, WITH ALL FAULTS.

 

 


Bid Submission:

 

  • Bids must be received no later than 5:00 p.m. Central Daylight Time on June 2, 2025.
  • Bids must be submitted via electronic mail to [email protected] using the DART Property Bid Form provided in the property flyer links below.
  • In addition to payment in full for the bid amount, the purchaser must pay to DART all closing costs and all costs incurred by DART for the appraisal, survey, and advertisement for the sale of the applicable property.
